Nepal Home Loan EMI & Eligibility Calculator
Loan-to-value limits, monthly EMI, and total interest
Loan-to-value limits below are Nepal Rastra Bank's actual regulated caps (Monetary Policy FY 2082/83). Interest rate is whatever your bank quotes you - Nepal's rates currently range roughly 7.25%-12.5% depending on the bank and your profile, so enter your own quote for an accurate result.
How this works
NRB caps home loans at 70% loan-to-value generally, 80% for first-time buyers (homes up to 3,000 sq ft, loan capped at Rs 3 crore), and 50% for land-only purchases - these are real regulated limits, not bank policy. The EMI-to-income comfort guideline (~40-50%) is common industry practice, not an NRB-mandated ratio - no such published ceiling was found; your bank's actual underwriting may differ.
Based on NRB's Monetary Policy FY 2082/83 LTV limits. Your bank's actual rate, fees, and approval depend on your credit profile - this is a planning estimate, not a loan offer.
